Please keep in mind the following:  If you invest a million dollars into certificate of deposit at a lending institution with a 5% return then your annual cap rate of return would be $50,000.  If you invest the same million dollars into the purchase of a commercial real estate property that is generating an annual income of $100,000 then your cap rate of return would be 10%, and you benefit as the owner of the real estate and lease which historically appreciates in value.
