a million dollars into
certificate of deposit at a lending institution with a 5% return then your
annual cap rate of return would be $50,000. If you invest the same

leased investment property" that has only one business. When you buy a
income producing property that has several or many different
businesses you are still buying a net leased investment but there is more
management required and also it has a higher risk factor because of the number of

that could default by not paying the rent as called for in the lease
agreement.
Another consideration is the credit
rating of the tenant. If your tenant is a company owned franchise then
the risk factor will be much lower than if the franchise is owned by an
individual or if the tenant is not a franchised business. We sincerely
