in the form of free rent to help them build out their business while they are
waiting to get their occupancy permit and to open up their business. The
usual rule of thumb for rent commencement is the free rent period or the
occupancy permit whichever comes first. For example, if a contract is
signed with the tenant getting 2 or 3 months free rent in exchange for landlord
tenant improvements (build out expenses) the tenant pays rent when the
occupancy permit is granted and the business is open or at the end of the free
rent period, whichever comes first. We encourage our tenants and landlords
to put in options clauses that allow for extensions of the contract with
predetermined rent increases to coincide with the consumer price index cost of
